Houldsworth Solicitors of Clitheroe and Whalley have an exciting opportunity for an experienced Conveyancer to join our busy Residential Conveyancing Department Whalley
The right candidate for this role will be an experienced Conveyancer with at least 3 years’ experience of running their own caseload of sale and purchase files from start to finish. You should have experience in freehold and leasehold titles, transfers of equity, shared ownership, newbuilds, help to buy schemes.
The role will involve:
Manage a caseload of conveyancing matters
Conduct a full title investigation to establish any defects/risks, which may impact on the use of the property and/or the clients/lenders security
Deal with any complexities identified from the title check taking into consideration any additional requirements, for example the Council of Mortgage Lenders handbook.
Where appropriate, report risks/solutions to client’s and lender’s in accordance with the Council of Mortgage Lenders Handbook
Ensure that every case / activity is worked as proactively and accurately, updating all parties regularly.
Provide support/guidance to the administrators/assistants
Deal with any ad-hoc tasks as required
Use knowledge of Money Laundering principles and apply these to specific cases
Experience of investigating title and reviewing Conveyancing search results
Ability to identify issues which may impact on lenders security/future marketability.
Confident outgoing personality and able to communicate effectively with all levels of staff and clients
Excellent time management and organisational skills
Good keyboard skills and a basic understanding of excel/word/outlook
Previous experience of working within client facing environment
Ability to prioritise work and use initiative
Working knowledge of HMLR
Salary and hours are negotiable. Part time hours considered.
