Our fees are never charged as a percentage of the value of the estate but simply upon the work that we must carry out to bring the matter to a conclusion.

As a matter of example, the work undertaken upon an estate valued at £100,000 comprising one account only and one beneficiary involves a substantially less amount of work than an estate of £100,000 comprising five accounts, various stocks & shares & several insurance policies, with ten beneficiaries.

Therefore, and at no charge whatsoever, we always ask that we carry out a fact find on the particular assets in each case, together with a review of the terms of the will and the number of beneficiaries that may be involved.

We will then provide you with a written estimate as to the fees we would propose to charge and an approximate timescale, which will only vary if it is subsequently ascertained that additional work is required to complete the estate which was unforeseeable from the start.

We will always keep you fully informed as to progress and the work will be carried out expeditiously.

Quick Sale Service

At Houldsworth Solicitors we are always looking for ways to speed up the conveyancing process for our clients. The government tried to do this many years ago with the, now obsolete, Home Information Packs (HIPS).

One of the most time consuming parts of the conveyancing process is simply completing the procedural documentation that is required to enable the sale to proceed. We find on average usually two weeks can be wasted whilst the forms are completed and documents obtained. Unfortunately, we are unable to do anything about the amount of forms that need to be concluded however they can be filled in and completed at a much earlier stage hence saving vital weeks in the conveyancing process. If you use our Quick Sale service then as soon as a buyer is found or you find a property to purchase then the matter can be activated immediately.

If you are selling a property, we will ensure that as soon as the sale has been agreed we will e-mail the contract and all supporting documentation to the buyer’s solicitor within two days from receipt of the memorandum of sale.

The forms that need to be completed are general information on yourself and also the property you are either buying or selling.

Buying a Mobile Home whether it be a new Park Home from the Site Operator or a second hand home from a resident can be a relatively straightforward process however it is always advised that you seek legal advice before and during your purchase.

You should always be aware of your rights and obligations under the Mobile Homes Act to ensure that all of the correct documentation is in place. At Houldsworth Solicitors we have created a specialist service to assist you with your purchase of a Park Home which includes: –

  • –  Completing and checking the Written Statement under the Mobile Homes Act and advising you on the terms and your legal rights and obligations under the statement.
  • –  Raising enquiries on your behalf and checking through the Site Licence and Park rules.
  • –  Preparing a specialist report for you in respect of your proposed purchase with copies of any important documents. This will usually include a plan of the Mobile Home and details of any relevant rights and restrictions.We are able to provide this service at a fixed fee.
